It is with great pleasure that I recommend Ben Lewin with Marcus & Millichap. He expertly handled the listing and sale of my 7-unit property in WLA. I have purchased two properties but never sold one, so this was, as I called it, "My 1st rodeo". Multi-unit residential is an entirely different market than individual homes, and I quickly learned how different it is. My property is an excellent building in an A+ location in Brentwood, West LA, why I was confident it would sell. But unlike home buyers, this group of buyers is laser beam focused on metrics like X Gross, Cap Rates, Cost / Sq.Ft.+ unit, etc. Using only those criteria would not likely draw a great buyer. Mine was a lovely property in an ideal neighborhood, and I still believe in the "Build it + they will come" concept." There will always be buyers whose hearts are part of buying + owning real estate they are proud of. It is NOT always a 100% PURE MATH purchase, and pride of ownership is not dead yet. Ben made every effort to put my property in front of the right kind of buyers, which is a sensitivity certainly not every realtor has. I was out of my element on this sale. I figured the best thing I could do was pick the best pros in the biz and trust them with my most valuable asset. They handled every step expertly, efficiently, and courteously and kept me in the loop about each one. They always replied promptly with sage advice on my seemingly endless questions. There is no substitute for experience; when you have it this solidly, faking it was never needed. They took most of my angst out of this transaction. I knew that whatever the question or issue, Ben handled it perfectly, because it may have been the 193rd time he'd been asked that same question.

I find the word "TEAM" to be a very overused term among realtors. So many are trying to look bigger than they really are. Marcus + Millichap are really leaders in their field; everybody knows they are indeed one of the biggest. There is strength in numbers, so they need not posture like anything they are not. If asked for a rating on a system of 1 – 5 stars, I'd put my experience squarely at 11 stars. I could not be more pleased with both their process and results. I'd love to know that my recommendation gets them more business.

After owning and operating my 11 unit apartment complex, the Camay House Apartments, in Santa Monica for over 50 years my partner and I decided it was time to sell. This project was the first of many more to come that I had over the long span of my professional career as a developer, builder and asset manager. It was what many of my staff and friends alike referred to as my "baby," so it was not without a lot of soul searching that I would be willing to let go of it and certainly not to just anyone to handle. It was a tough decision but between my partner's growing eagerness and the repeated cold calls by a young man that reminded me of myself many years ago, I finally relinquished.

Ben not only worked hard to gain my trust but did an excellent job with the marketing of this Santa Monica gem. He and his team put together a very impressive plan and brochure that they presented to· my wife partner and myself at lunch, in the sand, overlooking the Santa Monica beach. Their research was impeccable and strategic advice convincing to this tough guy that didn't think Ben could move.

After we haggled a bit, which he likely found frustrating, and which I of course found entertaining, we settled on a price and he put his plan into motion. Once Ben had solved the challenges Covid-19 presented he went 'live' with our listing and received multiple offers within days.

The time during escrow was not without highly unusual events that tasked even the most even tempered person's patience; however, Ben maintained his cool demeanor and was level headed throughout those trying times. Looking back, it just made the celebration of closing more victorious for all of us.
